Harley Street Medical Area enhances healthcare offering with trio of lettings

NEWS - 18TH MAY 2023

Orri, All Points North and Cognacity, three healthcare providers with a focus on mental health, agree deals for premises in the HSMA

The Howard de Walden Estate has announced the completion of three signings within its healthcare portfolio, with Cognacity, Orri and All Points North (APN) all taking space in the Harley Street Medical Area (HSMA), as occupier demand for prime healthcare space remains competitive.

In response to increased demand, Cognacity, a global expert in mental health and performance, is moving to larger premises at 22 Welbeck Street, having spent the previous 10 years on Harley Street. Cognacity looks after individuals with a wide range of mental health problems including depression, anxiety, stress, alcohol/drug related problems and relationship issues as well as delivering corporate mental health and performance programmes and executive coaching across a range of business and elite sport sectors.

Speaking about the extended clinic, which allows for 50% more clinical consulting rooms, Dr Phil Hopley, consultant psychiatrist and managing director of Cognacity, commented: “We are delighted to have acquired new premises in the Harley Street Medical Area after 10 years at 54 Harley Street. Both our clients and the Cognacity team love the Marylebone area and are looking forward to remaining part of such an active community, developing opportunities to collaborate and network with our neighbours and fellow HSMA members.”

Orri, which is taking a six-storey building at 80-81 Wimpole Street, is specialist treatment service for eating disorders. Rated ‘Outstanding’ by the CQC, it offers recovery-based, face-to-face treatment, both in person and online and follows a stepped approach so that treatment evolves as each individual progresses through their recovery. The new facility will provide purpose-built, trauma-informed therapy spaces for both individual and group work and is expected to open in July 2023.

Kerrie Jones, CEO and founder of Orri, commented: “Orri was founded to offer a new choice of outstanding and innovative treatment for eating disorder recovery. It is for this reason that we were drawn to the Harley Street Medical Area and Howard de Walden for their long-standing community of pioneering healthcare professionals who hold one another accountable to providing expert care.”

APN opened this month at 12 Upper Wimpole Street (pictured top). APN is a whole-person health company offering innovative treatment across the full continuum of care. Its unique approach includes integrated, custom care plans and emerging, evidence-based treatments for on-site and outpatient services. Since opening a flagship residence in Edward, Colorado, APN has expanded to include additional locations as well as a state-of-the art APN Connection app to support a lasting commitment to destigmatising mental healthcare and producing long-term results.

“When we first opened APN in the US, a large majority of our clients were flying in from the UK and surrounding countries throughout Europe and the Middle East which demonstrates a need for more accessible mental health resources in those regions of the world,” said Noah Nordheimer, founder and CEO of APN. “Harley Street is a hub for the UK’s behavioural health sector and we are pleased to call London our new home to build the bridge between APN, Europe and the Middle East and start helping a massively underserved market.”

Julian Best, executive property director at The Howard de Walden Estate, added: “Demand for space across our healthcare portfolio remains strong and we currently have only two small suites available with some very exciting new healthcare projects underway and in the pipeline. We remain focused on continuing to meet evolving occupier demand and work to ensure our buildings meet the high-quality standards that the HSMA is renowned for.

“These latest signings reflect our continued strategic focus on medical and healthcare and, in particular, a response to the greater awareness of mental health and the need to provide access to first-class specialist operators. Sadly, this is a key issue that needs a concerted effort as up to one in four adults are affected by a mental health issue. It’s an enormous privilege to continue shaping this prestigious community, working closely with tenants to deliver what people really need.”
